1

Tell us your buy box

Neighborhoods, strategy, price range and minimum returns. It takes two minutes, and your criteria stay confidential.

2

Get matched deals

On-market and off, every property arrives with price, rehab, ARV, rent and cap rate — often within 24 hours.

3

Close on your timeline

Cash in 7–14 days on off-market contracts, or standard financing on listings. Central represents you either way.

Two ways to buy

On-market and off-market, from the same team

Most real estate investors are forced to choose between a traditional agent who relies solely on the MLS and a wholesaler who offers off-market deals without formal representation. Central Valley REI provides both channels through a single experienced team, offering candid guidance on which path delivers the best value for any given property.

On-market MLS listings

Full access to everything listed in Bakersfield, CA & the Central Valley, filtered against your buy box and underwritten the same way the off-market deals are — with an agent representing you, typically paid from the listing side.

  • Every active listing that clears your minimum cap rate
  • Rent and ARV comps attached before you tour
  • Financing, inspections and standard contingencies

Off-market vs. buying on the MLS

Some investors want the discount and will take a house as-is. Others would rather pay closer to retail for a financed, inspected, low-friction transaction. Here’s the honest comparison — Central represents you either way.

What our investors are saying

“I had the best experience with Brandon and Gary. The process and experience was one that I will always remember. They made a difficult time in my life a better experience. Not only was it an easy and stressless experience they made sure I felt like family and that ment so much to me. I will forever have new friends because of them.”

“Gary is the best. Him and his team helped us sell our first home, buy our lovely forever home, and sell our grandma's home. They are fast, patient and on point through every step. Excellent team, I will always refer them for any real-estate needs.”

Aaron Williams
“Central Valley REI is the best extra resource 'tool' to have. Not all sellers want to deal with long escrows, inspections that include lots of repairs, haggling, showings etc. My seller needed a FAST closing and AS IS. CVREI gave him a number he was good with. Closed within two weeks. We were all very happy.”

Straight answers

The questions investors ask first

Is this wholesaling?
Central Valley REI is a licensed agent. Some off-market properties come through investor networks — including assignable contracts held by investors who may resell for a profit. Whenever that's the case, the structure and compensation are disclosed to you in writing before you commit.
What do your services cost me?
There's no membership fee and no charge to join the buyer list. On MLS purchases, buyer representation is typically paid from the listing side. On off-market deals, the fee is inside the transaction and disclosed on the deal page — you'll never find it after the fact.
Are the return numbers guaranteed?
No — and be wary of anyone who says otherwise. ARV, rehab, rent and cap rate are estimates from closed comps and contractor walks. We publish every assumption so you can swap in your own numbers, and we expect you to verify during your inspection period.
How fast do I have to move on an off-market deal?
Off-market contracts are short-fuse: inspection periods run 5–7 days and closings 7–14. That's why we match deals to your buy box in advance — when one arrives, the only question left is yes or no. MLS purchases run on standard timelines.
Can I use my own lender or property manager?
Yes. Bring your own financing, contractor or manager — just tell us up front so the contract timeline accounts for it. We also maintain a trusted network of contractors, lenders and property managers if you'd rather plug into ours.
Which areas do you cover?
Bakersfield, CA & the Central Valley — Bakersfield, CA, Kern County, CA, Oildale, CA, Shafter, CA, Delano, CA, Tehachapi, CA, Central Valley, CA and the surrounding areas. If your target neighborhood isn't listed, ask.
